Estonian real estate developer Pro Kapital Grupp plans to invest more than EUR 130 million in the residential quarter in Kliversala over the next ten years.

Pro Kapital Grupp's subsidiary Kliversala plans to start construction of a new premium class apartment building Blue Marine in the first half of 2025, which will be located on the waterfront of Agenskalns Bay. It will be the second new building in the Kliversala quarter, where a total of six new apartment buildings are planned to be constructed in the next decade on 3.84 hectares of land owned by the developer.

The Blue Marine apartment building will have seven floors above ground and two floors below ground, with a total of 101 apartments ranging from studios to four-bedroom penthouses. Each apartment will have a terrace or balcony, and the upper floors will have the option of a fireplace and sauna.

All apartments will have underfloor heating with water circulation, as well as constant air exchange provided by the building's centralized mechanical ventilation system with heat recovery. The building will include several elevators and utility rooms, as well as parking on two underground floors. Residents will also have access to a separate space for prams and bicycles, as well as a promenade with benches and two children's playgrounds on the banks of the Daugava River.

The developer informs that energy-efficient technical solutions will be integrated into the building. Blue Marine will have a total living and common area of more than 12,000 square meters.

The architect of the building is Aivars Kagainis and his team from the architectural office Projektu Birojs Grietens Un Kagainis.

Estonian real estate developer Pro Kapital Grupp is expected to make a loss of EUR 900,000 in 2023, against a profit of EUR 13.5 million in 2022. The company's revenue in 2023 was EUR 23 million, compared to EUR 66 million a year earlier.

Pro Kapital Grupp has developed more than 20 different projects in the Baltic capitals with a total area of more than 300,000 square meters over more than 30 years.

Pro Kapital shares are listed on the Tallinn Stock Exchange. The largest shareholders are Raiffeisen Bank International (35,78 percent), Clearstream Banking (29,85 percent) and CACEIS Bank (12,9 percent).
