International School of Riga (ISR) and Baltic Horizon Fund proudly announce the signing of a lease agreement for approx. 3,680 m2 premises in the S27 building in Riga. The lease is one of the largest office agreements in Riga in 2024. ISR is a leading provider of international education, enrolling students from preschool through high school. Operating from two campuses located in Riga, the school currently accommodates 310 students from over 47 nationalities. The demand for international education in central Riga continues to grow, driven by factors such as increasing global mobility and talent relocation, including the presence of NATO forces and military alliances in Latvia. Additionally, Latvian entrepreneurs’ success in international markets has resulted in families frequently relocating due to career opportunities. Parents with international academic backgrounds are also driving demand as they recognize the importance of high-quality, globally accredited education for their children.

Downtown Riga is highly desirable for families, offering a well-rounded lifestyle with cultural, entertainment, sports, medical, and recreational services. However, the city center has insufficient capacity for accredited international schools, with most located outside Riga in areas like Piņķi and Babīte. In response to these challenges, ISR has sought a larger, centrally located campus to meet the growing demand for international education, eliminate waiting lists, and support future growth.

The new premises at S27 align perfectly with ISR’s vision of providing a modern, inspiring environment that enhances the learning experience and promotes well-being for both students and staff. Located in Skanste, the new campus is just 700 meters from ISR’s current secondary school, ensuring convenience for families and staff. The S27 building features spacious green grounds, ideal for sports and recreational activities, while being close to the Rimi Olympic Centre and other sports facilities. The modern facilities are designed to create a forward-thinking educational environment that supports the school’s commitment to academic excellence.

"We are thrilled to announce our new location in a central and easily accessible part of the city. This move marks an exciting moment for our community, paving the way for an inspiring environment where our students can truly flourish. With this exciting step forward, we eagerly anticipate welcoming even more students as we continue to grow and thrive together”, commented Dr. Amanda Romey, the Director of the International School of Riga.

The relocation to S27 represents a bold step toward addressing the increasing demand for international education in Riga while solidifying ISR’s role as a cornerstone of the city’s educational and cultural infrastructure.

Skanste – a location for the future

The Skanste district in Riga is transforming into a modern, strategic hub offering A-class office buildings and high-quality urban living. Overall, with its mix of work, leisure, and educational opportunities, this location appeals to a wide range of professionals and residents alike, including expats.

The location also benefits from the ongoing development to transport infrastructure in the city.

S27, former headquarters of LNK, combines aesthetic and functional features and uses high-quality materials. The large floor plates offer unlimited layout options, and the lease agreement with ISR confirms the building's versatility and flexibility.

The premises will undergo renovation and reconstruction to fit the high-performing school‘s needs for modern classrooms, science rooms, etc., and the outdoor areas will be upgraded with areas for football, basketball, etc. The relocation will take place within the next school year when renovation and reconstruction is completed, and infrastructure improvements are in place.

With a lease agreement of 5 years plus a 2-years extension option, S27 will be the new secondary school campus for a long period.

“School facilities are a vital part of a healthy and sustainable social environment that brings vibrancy to a district and invests in the future – our children. We are delighted to partner with Baltic Horizon Fund whose approach to sustainability goes beyond the obvious indicators such as renewable energy and energy efficiency. This deal marks a significant benchmark for the redevelopment and refunctioning of existing office buildings and opens opportunities for new businesses,” added Eriks Bergmans, Partner and Head of Agency at Colliers Baltics.

With the signing of the lease agreement with ISR, the top floors, representing around 3,600 m2 including access to 60 underground parking spaces, provide attractive opportunities for synergy tenants - including health, wellness, educational and other services.
